Melanie has been a real estate broker since 2003. During this time she has worked with buyers, sellers, tenants and owners. She also handles bank foreclosures and short sales. She can assist you with selling your home or investment property. She has done numerous flips over the years and has construction and investment knowledge, including 1031 exchanges. She is the owner of Citadel Realty and also the property manager of over 100 properties for the company. She has a BS degree in Business Management and has owned several real estate related companies over the years.

Heather has over 7 years of customer service experience, most of which has been in property management. She has assisted in managing several hundred properties in the region. For clients and customers her goal is to provide a friendly and worthwhile experience. In her free time, Heather loves spending time with family, watching movies and hiking.

Chris comes to Citadel Realty with over 30 years of bookkeeping experience. She has handled many multi-unit properties for numerous owners. Her extensive knowledge of business and accounting make her a valuable part of Citadel Realty. She enjoys fishing, camping, and attending rock concerts.

To accomplish this we use every means available, which includes the local MLS site, web-based resources and social media. Our advertising will expose your property to hundreds of touch points and maximize your reach to the right tenant.

One of the most critical activities in property management is screening potential tenants. Few companies get this process right, which will ultimately affect how successful you are with your investment. Our comprehensive screening process includes: examining credit reports, verification of bank statements, criminal background checks, employment verification, and reference checks from previous rentals.

We provide various means for payment to our tenants in order to meet their unique needs. This includes direct deposit, auto-withdrawal and the traditional check by mail. Our flexibility ensures that our tenants are able to be prompt and stay current on their rent payments.

To us property maintenance is simply asset protection and we are committed to excellence when it comes to this vital aspect of management. We utilize a broad network of service providers throughout the area to ensure that you receive the best service at the most reasonable rates! We provide a 24-hour emergency hotline for tenants and we work with tenants to address issues that may not require a costly service call.

Once a property is vacated and just prior to a new occupant, Citadel Realty conducts a detailed inspection of the premises. All observables are noted in our detailed inspection form and accompanying photos will also be taken.

Citadel Realty is detail oriented when it comes to your financial statements. We provide a personal online account, which will house all records related to your property. Monthly statements are posted to this account and when requested, sent directly to you. We post many different types of statements to this account that you can access 24 hours a day 7 days a week. This will ensure that you always have access to the most up-to-date information.

Our Residential Lease Agreement and Lease Addendum has been tailored to meet the legal and protective requirements of the real estate market. Our Lease has been carefully designed to protect you and your property in a comprehensive way.

We do our part to ensure that the parameters agreed upon in the lease are adhered to in a satisfactory way. Any observables that are not in accordance to the lease are addressed with a formal written notice and accompanied by an inspection to bring the violation back into compliance.

As you analyze opportunities in the marketplace we can provide guidance and recommendations on which properties will outperform others. We can also provide guidance on what locations are desirable for investments as well as what alterations can be made to existing properties to increase their attractiveness and value.
